Groundbreaking Mixed-Use Development Relies on Precast Concrete Components
The New Richmond Public Library, made possible through the largest public-private partnership in the city’s history, was a groundbreaking project, noteworthy for both its funding model as well as the construction methods.
The new 30,000-square-foot library will offer state-of-the-art facilities, shared public spaces, and improved accessibility, ensuring it meets the evolving needs of the community. Above the library, 69 high end market-rate residences will be managed by Three Sixty Real Estate Solutions. Unlike most municipal buildings, which don’t add to a community’s property tax base, the privately run Archway Residences apartment complex above the library will provide tax revenue to the city, providing funding for the library and other municipal operations.
This podium building’s foundation represents an evolution in precast concrete capabilities. The fully integrated precast system features insulated wall panels, hollowcore plank, columns, and beams, as well as stair shafts and elevator shafts, all manufactured by County Prestress & Precast.
Project Highlights:
Project leaders specified precast concrete construction products because of their structural integrity and efficient installation. The use of all precast products for the foundation helped the contractor shave up to two months from the project timeline.
Hollowcore, which forms the roof of the underground parking garage and the floor of the building’s first two levels, offers enhanced structural integrity compared to other construction materials, allowing for more flexible interior spaces with fewer columns. The use of precast products for the foundation walls and stair and elevator shafts enhanced jobsite safety by reducing the need for scaffolding and on-site construction of concrete formwork.
County Prestress & Precast coordinated closely with the contractor and erector to ensure timely delivery of all the precast components. Built with long-lasting materials, the modern library is positioned to be a catalyst for positive change in this community for several decades.
